Management Surveys
The management survey, previously referred to as a Type 1 or Type 2 (with sampling), is designed to identify the presence and extent of any asbestos-containing materials (ACMs) within a property or building, as far as is reasonably practicable. This survey is carried out to assess the potential for damage or disturbance of ACMs during normal occupancy or future maintenance works. The survey also supports the creation and maintenance of an ongoing management plan to safely manage the identified asbestos risks within the building.
Refurbishment and Demolition Surveys
Previously known as a Type 3 survey, the refurbishment and demolition survey is essential for any work that may disturb the fabric of the building. This survey is intended to locate all asbestos materials within the building (or specified area) to the fullest extent possible. It is a fully intrusive survey that involves aggressive inspection techniques, including penetration of building fabric, to identify hidden or hard-to-reach asbestos-containing materials.
Refurbishment and demolition surveys are typically conducted in unoccupied areas, with the building or structure ideally vacant and all furnishings removed. For minor survey work, the survey will be limited to the specific room or area being surveyed. Non-accessed areas must be clearly defined within the report to allow for progressive work during the demolition or refurbishment process. It is important to note that even with full access to the surveyed areas, some asbestos-containing materials may not be identified until the demolition process is underway.
The survey must be methodically carried out and the final report should be “fit for purpose” — clear, comprehensive, and easily understood by the client.
